Description: The Casa Hoffa is a luxurious 1,835 sq. ft., 3rd-floor (elevator) residence in the newly constructed Sueno del Mar condominiums located on the Chahue Bay in Huatulco, Oaxaca, Mexico.
The Casa Hoffa offers a master (king) and a guest (queen) bedroom, 2 bathrooms, a modern kitchen with filtered drinking water, breakfast bar, dining and living rooms, and 2 gracious terraces directly overlooking the translucent Chahue Bay and majestic Sierra Madre mountains. Guest amenities include but are not limited to a swimming pool, exercise and yoga/meditation rooms, and housekeeping services. A private gate provides guests with access to the beach and beach-walk promenade, tranquil luscious gardens and a neighboring full-service spa. The state-of-the-art Marina Chahue is within 5 minutes stroll and offers boating, fishing, and additional water-based sports and sightseeing. Huatulco is a charming community and home to the Universidad del Mar (University of the Sea) in the southern state of Oaxaca, Mexico. Though little known to U.S. citizens, Huatulco is a popular destination for in-the-know Mexicans, Canadians, Europeans and Snowbirds. Deposit: 1. Fifty percent (50%) down payment upon signing the lease.
2. Fifty percent (50%) balance no more than forty-five (45) days prior to the first day of the term of this lease.
3. Security deposit sent with rental balance (see #2, above) and returned no less than 60 days after end date of lease. Amount of security deposit is based on length of lease term and value of optional and concierge services purchased.

Cancellation Policy: Because of the following lease provisions, renters are strongly recommended to purchase (at their own expense) trip or vacation cancellation insurance from a licensed insurer (of their choice):
1. Cancellations made 31-45 days prior to the beginning date of the lease will result in the renter(s) forfeiting fifty percent (50%) of the entire rental fee. However, if the owner can re-rent the premises at the same or greater terms of the lease, the entire rental fee will be returned to the renter minus a 10% cancellation fee.
2. Cancellations made less than 31 days prior to the beginning date of the lease will result in the renter(s) forfeiting seventy-five percent (75%) of the entire rental fee. However, if the owner can re-rent the premises at the same or greater terms of the lease, the entire rental fee will be returned to the renter minus a 20% cancellation fee.
3. Cancellations made on or after the beginning date of the lease will result in the renter(s) forfeiting one-hundred percent (100%) of the entire rental fee.
